Cost of selling · Selling on Someone Else's Schedule
The Date Was Chosen by an Invoice
Every sale has a date. When a supplier, a landlord or a tax deadline picks that date, the price you get is simply whatever the market is doing that week.
No credit check and no obligation. If borrowing is the wrong answer for your situation, you will be told that first.
What it actually means
This is the least discussed cost because it does not show up on any statement. Selling on a schedule you did not choose is, over enough transactions, worse than selling on one you did. Financing does not make you a better forecaster; it just returns the choice of date to you.
The specifics
- A deadline-driven sale prices at whatever the market happens to be.
- You lose the option to wait, and options have value.
- Rushed sales attract worse execution as well as worse timing.
- Borrowing separates "I need cash now" from "I want to sell".

Where this argument is weak
If you have no view on price and no intention of timing anything, this costs you nothing. Not everyone needs to care about it.

FAQ
Common questions
- Are you saying I can time the market?
- No. We are saying that being forced to transact on a date you did not choose is worse than choosing it, which is a different and much weaker claim.
- How long are the loans?
- Interest-only monthly with no prepayment penalty, so the term flexes with your situation. Discuss specifics on the call.
- What if I want to sell during the loan?
- Talk to us. Repaying and then selling is straightforward, and we can usually help with the sale as well.
- Does the loan have to be repaid on a fixed date?
- Terms are agreed with you. Get the repayment structure in writing before signing — with us or with anyone.
